I haven't been going to the gym, but I have been working hard at rehabbing an apartment. I raised my kids in this house and it's a bit nostalgic for me to be in there making it beautiful again. I was taking a break in the dining room and remembered a Thanksgiving in 1997 - the last year of my extended natal family. That year, both my folks died and my half-sister defected brom the family, taking her kids with her. Now, of course, my family has grown again with grandchildren. It's going to be time to sell that old house soon - times change. At 69, it's time for me to no longer be painting rentals and spending money on maintenance. At the moment, I'm taking pride in this lovely house (1785) that I renovated from a wreck to a gracious beauty. And in the meantime, I'm getting some good exercise sanding and painting the walls, and preparing to sell it next year.
91.5 kg Lost so far: 35.5 kg.    Still to go: 0.8 kg.    Diet followed: Reasonably Well.

So last week i spent over 2500 on a water leak at the water heater site. Today the hot water went out and they are telling me 2200 to install new water heater. 1150 sq ft house 1 shower 2 sinks. Im getting other bids but im furious right now. Such is the crappy part of owning rentals.

Z property manager sent a plumbing company out and they said it was nearly 9 years old and they wont work on them at that age. It sucks but we dont know any plumbers that would be straightforward with us.

Also, YOH, $2500 to fix a water leak?!?! GEEEZZZ!!! What state do you live in? I'm coming to be your personal maintenance woman!!! I work on all my stuff; water pipes, well water oump, HW heaters, refrigerator, electrical, car, etc. YouTube, babee!

YOH... Even if you have to have a new water pump installed, it's only 3 wires & a water pipe to hook up.

Z i am very gifted with numbers and finance and absolutely bereft of knowledge regarding repairs of any type. They frustrate me. I also want to fix any issues same day if possible for my tenants which seems to cost more for some reason. Im in Washington state. I had two other bids on the water heater replacement and they were both around 2100-2300. Seems ridiculous but im afraid to try and have hubs do anything with plumbing, water, water leaks or electrical. He’s not comfortable with it either. Wish you lived here too😂

Also, dumb question but is a water heater and water pump same thing? I need a new gas water heater.

No. I guess I had water pump on the brain because that's what I deal with the most. Water pumps are used to pump well water out of the ground. There really is nothing to hooking the HW heater up! Easy peasy! The only dangerous part is to make sure you turn the breaker off first. Another fact, unless the water leak damaged a wall or something out of the norm like that, the material probably cost about $10. ...and unless it was it was underground or something like that, it probably took about 10 minutes to fix.

New gas water heater here $600, electric $400. Maybe prices are different there.

Well it’s gas already so replacing with gas. Also electric is crazy high here.
